Brickell, Florida

Brickell is a neighborhood in Miami, Florida, that is part of the Greater Downtown Miami area. Brickell is Miami and South Florida’s primary financial sector, located directly south of the historic CBD. Brickell is a densely populated, high-rise residential area with several upmarket, luxury condominiums, and apartment structures. Many popular Miami restaurants, boutiques, and entertainment venues may be found on Brickell Road, Brickell’s major north-south avenue, as well as along Miami Avenue. Brickell Key is a gated island of premium high-rise residential and hotel buildings located a few hundred feet east of Brickell’s northeastern border.

Brickell is located south of the Miami River and extends south to SW 26th Road (the Rickenbacker Causeway). It is largely residential north of Broadway (SW 15th Road) and mixed financial and residential south of Broadway. Brickell has a year-round population of 31,759 people. On the west side of Brickell Avenue, Brickell south of Broadway is largely made up of low and mid-rise residential structures, and high-rise residential on the east side of Brickell Avenue. This Brickell neighborhood contains the “Millionaires’ Row” sector of Brickell Avenue, which is home to many of Miami’s most luxurious apartments and condominiums, as well as some of the city’s most recognizable buildings, such as the Atlantis Condominium.

Brickell was formerly a rich suburb. As the downtown region grew, the northeastern section of Brickell accepted high-density zoning, allowing high-rise buildings concentrated on Brickell Avenue, while zoning south of 15th Street remained severely restricted, except for the coastal shoreline east of Brickell Avenue. “West Brickell” combined with Little Havana west of the Metrorail line until the 2010s, when gentrification took hold. The Brickell Subdivisions are recognized by the Downtown Development Authority.
